Residential Pre-Qualification
Before you even start shopping for a loan, let us pre-qualify you. The housing ratio should not exceed 25% to 33% of your gross monthly income. Your total debt ratio should not exceed 41% to 45% of your income. Income usually is documented with two years tax returns and two consecutive pay checks. Stated programs exist at lower loan to value.

Bank owned properties are in high demand. Most buyers want deals. These properties can take 4 to 9 weeks to get approvals from the banks that are selling. Customers buying these properties need to start early, be patient, and expect to purchase at 75% to 80% of the list price. Offers lower than that ratio are generally countered.
